Sewer Pipe Lining (CIPP) in Lakewood

Lakewood was built in about three years with nearly identical floor plans and sewer layouts, so when one 1950s lateral fails the neighbors' are not far behind, and trenchless sewer repair fits these compact lots better than open trenching.

Lakewood is the textbook example of the postwar American tract city. Between 1950 and 1953, crews moving down the streets in assembly-line fashion put up more than seventeen thousand homes on what had been bean fields, and the city incorporated in 1954 before the paint was dry on the last of them. The houses were built from a small catalog of floor plans, set on slab foundations, with sewer laterals laid the same way lot after lot. That uniformity made Lakewood affordable and famous. Seventy-plus years later, it also means the sewer pipes under those homes are failing in a remarkably predictable pattern.

If you own a home in one of the original tracts, your lateral is the same age, the same material, and nearly the same configuration as thousands of others. The fixes that worked for your neighbors will almost certainly apply to you. Trenchless sewer repair is well suited to Lakewood's compact lots and short lateral runs, and the Lakewood sewer lateral service information covers the local service area. The rest of this page explains the specifics.

Lakewood's pipe and housing conditions

The original tracts, which make up most of the city between Del Amo Boulevard and Carson Street and from the San Gabriel River west toward Long Beach, share a few constants. Foundations are slab-on-grade. Drain lines under the slab are cast iron, which corrodes from the inside, loses wall thickness along the bottom where water runs, and eventually develops holes. The lateral from the slab edge to the street main is a short run, usually under a small front lawn and a sidewalk, made of either vitrified clay in short mortared segments or Orangeburg fiber pipe. Which one you have depends on what was delivered that week in 1951.

Lakewood's soil is flat alluvial plain with sandy and silty layers and a relatively shallow water table. It does not heave the way expansive clays do, but it settles, and seventy years of settlement has left many laterals with slight bellies that trap solids. Street trees were planted at the same time as the houses, so the magnolias, camphors, and liquidambars are now fully mature with root systems that reach any leaking joint. Root intrusion into clay and the slow collapse of Orangeburg account for most of the service calls in the original tracts. Later subdivisions on the city's edges from the 1960s and 1970s shift toward clay and then ABS, with fewer Orangeburg problems but still aging cast iron under slabs.

Which trenchless method fits which problem

The first step is always hydro jetting to clear roots and scale, followed by a camera inspection recorded from the cleanout to the main. What the camera shows determines the method.

  • CIPP lining fits clay laterals with cracked segments, leaking joints, and root intrusion, provided the pipe still holds its round shape. A resin-saturated liner is installed and cured in place, producing a jointless pipe inside the old one. For more on how liners are built and cured, learn how cured-in-place liners work is a good starting point.
  • Pipe bursting is the standard choice for Orangeburg and for any lateral that has collapsed or ovaled. The straight, short runs in Lakewood tracts are ideal for it, with one pit near the foundation and one at the sidewalk.
  • Sectional point repair addresses an isolated defect, such as a single crushed segment under the driveway apron, without treating the full length.
  • Spin-cast lining rehabilitates cast-iron drains under the slab and larger lines serving the commercial corridors along Lakewood Boulevard and around the mall, applying a structural coating from inside the pipe.

The what happens on each day of a trenchless job describes how a crew sequences access, cleaning, installation, curing, and final verification on a typical lateral job.

Permits, utilities, and inspections

Lakewood issues permits for sewer lateral work through its Community Development and Public Works functions, and the connection at the main is inspected when work reaches the right-of-way. The property owner is responsible for the lateral from the house to the main, including the segment under the sidewalk and parkway. The contractor calls DigAlert, the regional 811 service, before any pit is opened so that gas, water, electric, and communications lines are marked. Lakewood does not require a point-of-sale sewer inspection, but buyers' inspectors in the city routinely ask for lateral camera footage.

What to expect from an estimate visit

A good estimate visit is mostly inspection. The installer locates the cleanouts, runs the camera, and shows you the footage with distances and depths marked. You should leave with a written scope that names one method, states the length of pipe involved, shows where any pits or new cleanouts will go, and spells out restoration of lawn and concrete. Even though Lakewood homes repeat the same plans, the footage is still what the recommendation should rest on.

How cured-in-place lining works

A felt or fiberglass tube is saturated with resin, pulled or inverted into the cleaned host pipe, pressed against the wall with air or water, and cured with hot water, steam or UV light. When it hardens you have a new, jointless pipe inside the old one. The liner takes up a small amount of diameter, but its smooth wall flows better than corroded cast iron or offset clay. Lateral liners are typically rated for a 50-year service life.

What has to happen first

A camera inspection to map the line and every branch connection, hydro jetting to strip roots and scale so the resin bonds to clean pipe, and measurement so the liner is cut to length. After the cure, branch connections are reopened from inside with a robotic cutter and the line is filmed again.

When lining is the right fix

  • Root intrusion at joints, longitudinal cracks, small offsets, pinholes or channeling in cast iron — on a pipe that is still round and holding grade.
  • Lines under slabs, driveways, mature landscaping or streets, where the cost of a trench is mostly the cost of restoring what is above it.
  • Coastal and high-water-table lots where an open trench means dewatering and shoring.

When it is not

Collapsed pipe, bellies that hold standing water, and lines that were undersized to begin with. A liner follows the host pipe's shape, so a bad shape stays bad. Those lines get pipe bursting or a spot replacement. Under-slab cast iron with several tight bends usually gets a spray-applied liner rather than felt.

Questions worth asking

What resin system and cure method will be used, what the liner's rated life is, whether the branch connections were counted, who pulls the permit, and whether you will receive the before-and-after video. A contractor who does this every week answers all five without hesitation.

Questions we hear in Lakewood

If my neighbor's Lakewood sewer line failed, should I assume mine is next?+

It is a reasonable assumption worth testing with a camera. Lakewood's original tracts were built between 1950 and 1953 by a single development operation that repeated a handful of floor plans across thousands of lots, and the sewer laterals were installed the same way with the same materials by the same crews. If the house next door, with the same plan and the same age, had an Orangeburg collapse or a root-choked clay joint, your line was installed under identical conditions. A camera inspection costs little compared to a backup and tells you whether you have time or whether it is already marginal.

What pipe material is under a typical Lakewood home?+

Original Lakewood homes sit on slab foundations, and the drains under the slab are cast iron, which corrodes from the inside over decades and develops channels along the bottom of the pipe. From the edge of the slab to the street, the lateral is usually either vitrified clay with mortar joints or Orangeburg fiber pipe, depending on which the crew was supplied with during that stretch of construction. Both are now past seventy years old. Clay fails at the joints; Orangeburg deforms and blisters. Homes that have been re-plumbed since the 1970s may have ABS plastic for part of the run.

Is Lakewood's soil a factor in sewer lateral failures?+

Lakewood sits on flat coastal plain alluvium, with sandy and silty layers and a water table that is closer to the surface than in the hills. The ground does not heave like expansive clay, but it does settle, and a lateral laid in a shallow trench in 1951 may have developed low spots where solids collect. The shallow water table also means that once a joint opens, groundwater infiltrates the pipe and washes fines in with it, which accelerates the formation of voids around the pipe. Lining seals those joints and stops the infiltration, which protects the surrounding soil as well as the pipe.

Can trenchless repair handle the tight side yards and small lots in Lakewood?+

Tight lots are exactly where trenchless earns its keep. A typical Lakewood parcel is modest, with the house set close to the front property line and the lateral running a short distance under the lawn and sidewalk to the main. Pipe bursting needs a small pit at each end, often one near the foundation and one at the sidewalk, and cured-in-place lining can frequently be installed through an existing or newly set cleanout with no pit at all. Neither method requires equipment to drive across the yard or a trench along the side of the house.

How do I get started with a trenchless sewer estimate in Lakewood?+

Ask a licensed installer for a camera inspection as the first step of the estimate. You should receive the recording, a clear explanation of what was found and where, and a written scope that names the method, the pipe length, the access points, who pulls the city permit, and how the lawn or concrete will be restored. Because so many Lakewood homes share the same layout, an experienced contractor can usually tell you quickly whether your plan type tends toward lining or bursting. Estimates are free; call now.
